House Description
This 50 sqm apartment is located on the third floor of a typical Pigneto building (1929) recently restored, with no elevator. It was fully renovated in the early months of 2025 and consists of:
a) Entrance with coat rack, bench, and small cabinet (containing towels and a small first aid kit);
b) Bedroom with wardrobe, small étagère, and a single bed (140 cm x 190 cm), overlooking a quiet courtyard and internal garden;
c) Kitchenette in the living room, fully equipped with induction stove, small electric oven, fridge with freezer, washing machine, ironing board, and iron;
d) Large living room furnished with a chest, bookshelf, dining table and 4 chairs (dining area), French sofa bed (140 cm x 190 cm), wardrobe, and desk, with a view of the street;
e) Bathroom with sink, small cabinet, bidet, toilet, and large shower.
Location
The house is just a few steps away from Bus stops (to the city center), Trams (to Termini Station and the Vatican), Metro C to San Giovanni (where you can transfer to Metro A) and, from September, extending to the Colosseum (where you can transfer to Metro B).
Adjacent to the Pedestrian Island but in a sheltered area, the house is close to all essential services (supermarkets, fruit and vegetable market, restaurants, nightlife spots, library and bookstore, cinema, and more). Guests are provided with a neighborhood guide created by the owners (available in Italian, English, French, and German), which has been highly appreciated by previous visitors.
From the house, the FAO can be reached in 30-40 minutes by the following methods:
a) Bus No. 81
Walk to the “Aquila” stop (70329), 250 meters from the house. Take Bus No. 81 (Direction Crescenzio/Risorgimento) and get off at the “Aventino-Circo Massimo” stop (70747), just a few steps from the FAO.
b) Tram No. 5 or No. 14 and Metro B
Walk to the Prenestina/Officine Atac stop (70849), 300 meters from the house. Take Tram No. 5 or Tram No. 14 (Direction Stazione Termini) and get off at the Termini stop (80725). Then, take Metro B (Direction Laurentina) and get off at the third stop “Circo Massimo” (70747), just a few steps from the FAO.
c) Bus No. 105 and Metro B
Walk to the Casilina/S. Elena stop (82699), 200 meters from the house. Take Bus No. 105 (Circular Parco di Centocelle) and get off at the Termini stop (78886). Then, take Metro B (Direction Laurentina) and get off at the third stop “Circo Massimo” (70747), just a few steps from the FAO.
Services and Conditions
The apartment offers the following services: autonomous heating, air conditioning, Wi-Fi, carbon monoxide detector, fire extinguisher, gas detector, and a small first aid kit. Bed and bath linens are provided (changed every 15 days), and the entire apartment is cleaned every 15 days.
The communal terrace, located in front of the apartment, can be used with respect for other residents. Guests must comply with the House Rules (respect for the place and people, no smoking, no pets), which will be provided in a dedicated manual.
The apartment is available starting October 20, 2025, and can accommodate one person. The minimum stay is 1 month, and the maximum is 6 months. The lease is temporary (for study or work purposes), subject to a flat-rate tax regime (cedolare secca), and is renewable.
Costs
The monthly price is €1,700, broken down as follows:
a) €1,400 per month for rent;
b) €300 per month for utilities (water, electricity, heating, air conditioning, condominium fees, Wi-Fi, waste tax), with any excess costs being adjusted periodically and charged to the tenant (deducted from the security deposit).
The following is required:
a) For a stay of 1 month, payment of rent and utilities, plus a €300 security deposit, to be paid upon signing the contract;
b) For a stay longer than 1 month, payment of the first month's rent and a €1,700 security deposit to be paid upon signing the contract.
